Plain-English answers

Questions are part of the process.

Mortgage questions are rarely one-size-fits-all. These are a few useful places to start before a conversation.

Ask a question directly

A lender reviews documented income, employment, assets, debts, and credit history, along with the property and loan program. Michael's short quiz starts a conversation; it is not a credit application or approval. A lender must review your application and supporting documents before making a loan decision.

There is no single score that applies to every mortgage. Conventional and government-insured programs have different guidelines, and a lender considers your credit history alongside income, debts, assets, and the property. Ask which loan options your complete application may support.

Check your credit reports for errors and dispute inaccuracies, pay bills on time, and work on paying down revolving balances to 30% of your credit limit or lower when possible. Improvement takes time; no one can promise a particular score change or approval. "Rapid Rescore" software is available to analyze your credit, provide a step by step road map to increase your score, and then fast track the results. Michael can help you decide when to review loan options again.

Plan separately for your down payment, closing costs, moving expenses, and an emergency cushion. The amount required depends on the loan and property, and a larger down payment changes the cash you keep available. Compare the actual cash-to-close figures in written Loan Estimates rather than assuming one amount fits everyone.

There may be different conventional or government-insured loan options to discuss, but lower credit does not guarantee eligibility for any program. A lender will review the whole application, including debts, income, assets, and the property; compare mortgage-insurance and total costs as well as the initial cash needed.

PMI is private mortgage insurance on many conventional loans. Depending on your loan and payment history, you may be able to request cancellation through your current servicer or have it end automatically under applicable rules; refinancing is not always necessary. FHA and VA insurance rules differ, so ask your servicer before comparing refinance costs.
